At first, this question must seem like a no brainer.And in many respects it is. However, to ensure a smooth and successful transaction, you need to have an assignedappraiser who understands values in more than just the neighborhood in which the subject property resides.
In other words, some appraisers are good at establishing values in the suburbs, where the homes in the neighborhood are really nothing more than “variations on the theme”. Almost every SOLD could be a comparable and it boils down to personal preference by the buyer.
However, when you decide you want to live INDallas, there are other factors aside from the home that come in to play. Because most of the neighborhoods in the Park Cities, Preston Hollow, other areas south of LBJ, and much of North Dallas, have homes built twenty to sixty plus years ago, when there was such a thing as a “custom home”,an appraiser often times is forced outside of the immediate subdivision or neighborhood to find COMPS to support a value. Updates, from-the-studs remodels and new constructions, all enter into the mix.
Whether you are the buyer or the seller, your realtor needs to do what he/she can to control who appraises the home. It is really in the best interest of all the parties to ensure that the correct company/ appraiser is selected. This is not to CONTROL value, but to establish a FAIR VALUE, so all the parties get what they want and it becomes a WIN-WIN!
